Do you guarantee your price?

Yes.  We stand by the number we quote you along with the description of the work in your home.  The only way your proposal price will change after the contract is signed is if you add/delete work or if we demo your walls and there are unforeseen elements which are out of code and must be acknowledged.

What forms of payment do you accept?

We accept checks, Visa, Mastercard, American Express, and Discover (for a portion of your project) – please ask for details.

Are you an EPA Certified Renovator?

Yes.  We are EPA certified and our renovator number is NAT-69391-1

How long have you been in business and are you licensed?

We officially became Ohana Construction Inc. in 2005 and decided to open our specialty division, Wiki Wiki kitchen & bath in 2011.  Our MN license number is BC580521.

Do you use subcontractors?

A very common question for us is, “Do you do all your work?”  We do some, but not all.  Most remodeling projects involve the use of subcontractors due to licensing requirements, electricians and plumbers for example are required to be licensed and insured by the state and are the only ones who can legally pull the proper permits required.  Other elements of a job that we use subcontractors on will vary depending on the scope of work.  We will discuss the details of your project with you prior to the start of work.

All of our subcontractors must share the same values and principles as we do because they are an extension of our business, we have established long term relationships with most of our specialty subcontractors.  They are professionals who are very good at what they do and ensure that the work is done right the first time!  By using people who specialize in their area of work, we are able to be more efficient, ensure consistency, and have a high level of quality control, thus, saving our client’s time and money throughout the course of a project.

Can you provide me with an insurance certificate?

Of course!

What is your payment schedule?

We require a down payment at proposal acceptance to hold your place in our schedule.  After that, progress payments are made at various points throughout the project, with the final payment due at project completion.  The actual payment amounts and times are agreed upon and in your contract.

Why are bid prices so different?

“I have three different estimates, and the prices vary greatly. Why?”   There are a number of different factors that go into pricing a remodeling project.  First off, be sure that every estimate has the same scope of work.  If the estimates are vague and you cannot interpret that information, go back to the contractor for clarification in writing.  Second, the level of service given by a contractor greatly affects the cost.  If a contractor spends lots of time assisting in picking out materials, attending to every detail, and taking care of all the little extras, so you don't have to, it will cost a little extra.  Third, when a contractor carries all the proper and required insurances/licenses, his/her prices will be higher than one who does not.  Last but not least, quality of work, hard to show in a written estimate, is also a factor in costs.  Checking references and visiting your potential contractor’s previous jobs can help determine the quality of work a contractor provides.

How do you protect my home?

We strive to keep your home as clean as we can throughout the remodeling process as we know how stressful an out of commission room along with a mess can be!  We employ a variety of dust containment procedures to keep your home as clean as possible during construction.  Plastic sheathing/cloth tarps are used in all doorways and floors in the work area ­­­-to contain the dust during demolition.  We also use air scrubbers to filter the air as we work when necessary.
